A little bit about the environmental aspect of the properties for all those eco-techies out there. The properties will have a number of amazing features to help reduce their environmental impact including sedum roofs which retain any water to reduce the run off and solar panels to heat the water.
From a design perspective, the areas of the property which will be used less such as the bedrooms, are located at the rear of the building to reduce the need for lights to be used. Also the lightweight timber upper structure of the building helps to warm up the building quickly in winter and cool down in the summer – clever eh? The large southerly facing windows also allow the best advantage to be taken of natural sunlight, also reducing the need for lights to be switched on and electricity wasted.
The buildings have all been designed to make best use of the site which is built into the cliffs at Watergate Bay with the direction of the sun taken into consideration so that in the height of summer, the sun will not over heat the rooms and the doors can be opened to allow airflow to keep the rooms cool. On the flip side, in winter, the continuous layer of thick insulation will keep everyone warm and cosy inside. The boilers are rated top for efficiency with solar pre heat linked to the nifty solar panels with quick warm up and minimal storage loss which means that guests will get piping hot water quickly while the environment still benefits.
To help any guests keep the rooms at a constant temperature, the controls have been designed to be super easy to understand with automatic monitoring of the air temperature so that it is only on when required. Hi I'm Kate Davies, the manager for Beach Retreats which is a marketing and letting agency for contemporary holiday properties on the north coast of Cornwall. I am very excited about a brand new project called The Village, Watergate Bay so have started this blog so that you will be able to get regular updates on the brand new development appearing on the cliff and be able to see how the build is progressing right through to the start of their lettings in June this year
Just in case you haven’t heard of The Village, it’s a great new development of contemporary two storey apartments with great eco credentials and stunning ocean views on the north coast of Cornwall. The initial build is underway with the first of the properties being constructed as we speak with further properties planned at a later stage. Built to make the most of the location, they will be available to rent as self catering holiday properties through Beach Retreats, so that you can have a taste of beach life for yourself.
Managing the building project are Midas Group which is one of the UK’s largest independent construction and property service providers – they have a strong reputation for eco friendly projects in the South West including Jubilee Wharf at Penryn and Living Villages at St Mellion, so The Village is in safe hands.
So far, the old buildings on the site have been knocked down and the major excavation work completed. They are now busy with the retaining walls to keep everything in place – being located on a steep hillside has presented some interesting challenges especially during one of the coldest winters in the UK! Once the retaining walls are up, work will start on landscaping the area which has been excavated so that lots of grass seed can be spread over it – weather dependent, there should be lots of lovely grass covering the ground by the time the first guests arrive.The steelframes for the properties are up – brought in by the most enormous cranes that I have ever seen. Some of the woodwork is in place and the nitty gritty of drainage is being put in as we speak. The priority for coming weeks is the carpentry work so that the roofs can be finished off.
